Brigade Group to Deploy Rs.40,000 Crore Across Realty, Hospitality
Brigade Group intends to allocate approximately ₹40,000 crore in the upcoming three years to create a 40 million square feet pipeline in residential, office, retail, and hospitality sectors, as the real estate developer aims to enhance its footprint in current markets and double its office and hospitality offerings.
The firm, marking its 40th anniversary in operation, announced that the intended investments will be supported through a mix of internal earnings, project-specific financing, strategic collaborations, and various other financial sources.
Brigade Enterprises Ltd. Managing Director Pavitra Shankar stated that the company aims to not prioritize any particular business segment, as the investment strategy largely reflects its current business composition.
Brigade aims to invest around ₹40,000 crore in the upcoming three years for a development pipeline of 40 million square feet.
Shankar stated that approximately 70% will be designated for residential use, 20% for office and retail, and 10% for hospitality.
She stated that Brigade intends to double its office and hospitality portfolios, as well as grow its residential sector based on available opportunities.
Brigade’s operational leasing portfolio is presently about 10 million square feet and is anticipated to grow with further launches and developments, as stated by the company.

In the upcoming three years, the organization intends to invest in residential, commercial, retail, and hospitality sectors, as well as in emerging industries like warehousing. The firm anticipates that its upcoming projects and new ventures will create approximately 23,000 direct and indirect job opportunities in areas such as construction, engineering, hospitality, retail, facility management, and technology.

Bengaluru continues to be its primary market, although the firm has considerably grown its footprint in Chennai and Hyderabad during the last ten years.
Shankar stated that Brigade aims to strengthen its position in its current markets instead of aggressively expanding into new cities.
“Bengaluru will stay a major focus for us, but we will also work on enhancing our presence in all our business areas in the same markets,” she stated.
The firm is also venturing into industrial development and aims to maintain its emphasis on integrated townships, which Shankar noted would continue to be a major priority for the group.
