Real estate developer Godrej Properties Ltd expects to recognise around ₹40,000 crore in revenue in its books by March 2028, driven by the completion and delivery of several ongoing residential projects. The company has accelerated construction activity to ensure timely project completion and convert its strong sales bookings into reported revenue.

Godrej Properties Chairperson Pirojsha Godrej said the company expects a significant increase in revenue and profitability in the next financial year, supported by a sharp rise in residential project deliveries.

According to Pirojsha, several projects that have already been completely sold out are scheduled for delivery over the next 18 months. Their completion will allow the company to recognise the corresponding sales bookings as revenue in its financial statements.

Under applicable accounting standards, real estate developers can recognise revenue from residential sales only upon project completion, rather than when bookings are initially recorded.

The company has set a target to deliver 13.5 million square feet of residential area during the current financial year, with a substantial portion of the deliveries expected in the third and fourth quarters.

To support its construction and delivery targets, Godrej Properties has significantly increased its spending on project development. Construction expenditure rose 42 per cent year-on-year during the first half of the current financial year, reflecting the company's focus on accelerating execution across its project portfolio.

The anticipated increase in project completions is expected to strengthen the company's financial performance and demonstrate its ability to convert record sales bookings into recognised earnings

In its latest investor presentation, the company stated that booking values worth approximately ₹40,000 crore are expected to be delivered and recognised in the profit and loss account by FY28.

Pirojsha described 2027-28 as a crucial year for the company, as the strong growth in pre-sales recorded over the previous two years is expected to translate into higher reported revenue and profitability.
