Jamnabai Narsee International School has entered into a 30-year lease deal valued at ₹800 crore to establish a new 300,000 sq ft campus in Juhu, Mumbai.

This significant deal underscores a move towards asset-light growth in India's educational sector, enabling schools to expand operations in land-restricted urban areas without substantial initial land purchase expenses.

Jamnabai Narsee International School (JNIS) has signed an important 30-year lease to establish a new campus in the prestigious Juhu area of Mumbai.

The agreement, estimated at around ₹800 crore throughout the lease period, includes a customized construction deal with the Shri Bhanbai Nenshi Mahila Vidyalaya trust.

In this model, the landowner trust will create a 300,000 square foot building designed to meet the school's unique needs before renting it back to the institution.

The new campus will cover 2.36 acres and is intended to accommodate facilities for the International Baccalaureate (IB) program, from kindergarten up to Class XII.

The initiative encompasses designs for specialized academic buildings, extensive athletic facilities, and areas for performing arts.

This facility aims to enhance the school's current activities in Juhu, catering to the significant need for high-quality international education in Mumbai's western suburbs.

This deal indicates a wider trend among educational institutions in India toward growth strategies that are asset-light.

Choosing long-term leases rather than outright land purchases allows schools to evade the significant capital expenditures usually necessary for property acquisition in tier-1 cities. This method maintains cash flow for operational expenditures like technology, faculty, and educational infrastructure instead of locking up capital in real estate.

The main metrics for this project will be the timeline for execution and the progress of construction as the trust aims to complete the 300,000 sq ft facility based on JNIS’s requirements

This model offers charitable trusts and landowners a reliable, long-term rental revenue stream while guaranteeing the land is used for educational purposes, aligning with their social goals.
